⌂  We attend every showing whether the buyer has their own agent or not.  This has some significant benefits. Our being able to assist buyers and their agents with the many unique property aspects - well, septic and Hydro panel locations, boundaries, conservation jurisdiction, who the neighbours are etc. As well we get a direct feel for the buyers reactions, positive or negative which we provide as feedback to our seller clients. We never use lock boxes.

⌂  All country properties rely on wells for their water supply. As soon as we list a property we get the water analysed for bacteria and water flow rate to ensure that it is safe and sufficient.

⌂  De-cluttering and staging - most properties require this to a certain degree in order to optimise the value of the property. Gayle brings an objective view to the interior of a client's home and provides her recommendations. .

⌂  Many country properties do not have surveys or often very rudimentary sketches. To assist buyers we provide aerial images with the boundaries marked on them.

⌂  Many older country houses have been extended over the years and the floor plan can be difficult for buyers to recall. For properties like these we have accurate current floor plans created. Buyers can easily plan changes they may want to make to the house, and to visualise their family and furniture in place. 

⌂  We produce high quality glossy brochures to enhance the buyer's post visit experience.
